Sustainability is no longer just an expectation, but a competitive factor: investors, partners and prospective employees alike are looking at how an organization manages environmental, social and governance (ESG) aspects. The development of the Zsámbék Future Industry Science and Innovation Park incorporates these principles from the earliest stages of design – from the built environment to energy use.
The acronym ESG encompasses three areas: Environmental, Social and Governance. In the case of an industrial or innovation park, this is embodied in specific, measurable decisions: where and how the infrastructure is built, what energy sources it relies on, what impact it has on the local community and how transparent its operations are. The development of Zsámbéki Park has addressed these three dimensions together from the beginning.
Brownfield investment – new life on the site of an old barracks
One of the park’s most important environmental decisions was made when choosing the location: the development will be carried out on a three-hectare brownfield site that previously functioned as a barracks, rather than on an untouched greenfield site. This approach is a fundamental principle of sustainable urban development – reusing an already built-up area, previously used for industrial or military purposes, has a significantly lower environmental impact than opening up a new area, while also fitting more organically into the settlement structure.
Energy communities and energy efficiency
The park’s priority development areas include energy and energy communities – meaning the park is not only an energy consumer, but also a research and testing site for energy-efficient and renewable solutions. This research focus could also play a role in the long term, ensuring that the park’s own buildings and infrastructure are increasingly at the forefront of energy-efficient operations, in line with the future-oriented, sustainable technological developments that are also part of the park’s mission.
Social and governance aspects
The ESG social pillar of the park is primarily manifested in close cooperation with the local community and the regional economy: the development is being implemented as a joint project with the Zsámbék City Government and the University of Óbuda, and its goal is specifically to strengthen domestic industry and local businesses. Governance aspects are served by the park's transparent organizational structure, operating with a university and local government background, and by the clearly documented, four-level partnership model - the latter makes the framework and conditions of cooperation clear for all participating businesses.
An increasingly green park, step by step
Sustainability is not a one-time goal of the park's development, but an ongoing aspect: with each new phase of planning, the question arises of how to further reduce the environmental burden, make energy use more efficient, and increase the social utility of the park. This approach will make the park competitive in the long term for businesses looking for a suitable development environment for their own ESG goals.
